Your Part in the Process
We will conduct a property search based on your submission guidelines. If we find a property that matches your request, we will provide you with the property address or addresses that match your submission. Once you have received a property address from us, you are to follow the steps listed below exactly as they are listed below:

Step 1- Pre Inspection
Take the addresses we provide you and drive by the property within 48 hours.
Let us know if you are interested in the looking closer at the property within 48 hours.
You must communicate something to us within 48 hours. If you are interested in looking closer at the property, simply notify us and we will arrange an inspection and tour of the property within 72 hour after your request,
Your will be given the current rent rolls and year to date operating statements and all the historical financial data available on the property with you arrive for the inspection.
After the inspection, you will be provided with all the documents required to submit your offer.
Note: No property data will be provided prior to the inspection.
Step 2 - Post Inspection
If after the property inspection you desire to make an offer on the property you are to complete the Letter Of Intent "LOI" provided to you during the inspection.
You are to set your offering price. Our job is to get your offer accepted without any negotiations. We will never ask you to increase your offer. We only expect you to honor your offering price and to return the LOI within 48 hours.
You will be given 5 days to complete your inspections. If you require additional time for a more detail inspection of the property, simply notify of as soon as possible and we will make the appropriate arrangements.
Step 3 - Acceptance Of Your Offer
If your offer is accepted, you will have 48 hours to open an escrow account Georgia Title & Escrow Company by depositing 10% (Ten Percent) of the asking price within 48 hours of acceptance of your offer. Georgia Title And Escrow Company will:
1. Draft the purchase contract for the terms of the LOI
2. Conduct Title Search
3. Guarantee Clear Title
4. Record The Purchase
5. Handle all of the closing details and serve as the closing agent.
Under no circumstances will your pay us any fees. All fees are paid to the closing agent. We are paid by the Sellers but we work for you.
Step 4 - Acceptance Of Your Offer Part 2
Once the escrow account is established, you will have 5 days to complete your due diligence. At this point, you have 2 options:
A. Withdraw from the acquisition.
B. Proceed with the Acquisition.
On the 6th day, the earnest monies goes hard . If you do not cancel or withdraw your offer during the 5 day period, the earnest money will be forfeited.
If you chose to move forward, you must to deposit the remaining balance of 90% of the purchase price with th escrow agent by the close of the 7th day.
The escrow agent will schedule the closing usually within 5 to 10 days or less.
